Builders announced for first phase of Midline, a new 2,800-home community in the Bay Area
Planned for 2,800 single-family homes, Midline is located immediately west of I-45 South, between El Dorado Boulevard and Grissom Road, in the highly regarded Clear Creek Independent School District.
The initial phase of Midline will have 271 homesites in six lot sizes, along with the community’s first major amenity, The Midline Club. Overall pricing is expected to start in the high $300,000s and range upwards to over $800,000.
Pre-grand opening sales are expected to start in early 2026, with construction of model homes and the Midline Welcome Center beginning this fall.
Builders for the first phase of Midline include Brookfield Residential, which will offer new homes in three collections, on homesites measuring 40, 50 and 60 feet wide. Brookfield Residential, a leading land developer and homebuilder in North America, both develops communities such as Midline and also builds homes in them.
Rounding out the builder lineup, Highland Homes will build on 45-foot homesites, Perry Homes will build on 55-foot homesites, and Toll Brothers will build on 70-foot homesites.
In an innovative approach to community design, Midline will combine 40- and 45-foot homesites along the same streets of one neighborhood. This is a departure from the way most communities are developed today, with homesites strictly separated by size.
The goal is to create a varied and interesting street scene with a subtle variety of architecture and home sizes, said Matthew McCafferty, senior vice president of operations for Brookfield Residential.
“Special street scenes, with a sensible mix of lot sizes to promote variety and interest, is one of our foundational planning principles for Midline, along with urban greening, comprehensive connectivity and others,” McCafferty said.
The first phase of Midline is located at the northwest corner of FM 528 and Beamer Road. Brookfield Residential is extending Beamer between FM 528 and Fife Lane to provide access to the first phase. It is also extending Fife west of Beamer to the community’s western boundary.
Both extensions are planned to be completed in time for Midline’s grand opening in the spring of 2026.
The grand opening will introduce the community’s Model Home Row, with six fully furnished model homes and the Midline Welcome Center.
The Welcome Center will be a staffed information center open 7 days a week, providing home shoppers, real estate agents and other visitors with information on Midline’s master plan, amenities, lifestyle, schools, the local area and other topics.
The first segments of The Line, a 14-mile trail that will be one of Midline’s signature amenities, will be complete at the time of the grand opening. Key to Midline’s vision as a socially and physically connected place to live, The Line will run the entire length of the community, connecting homes with The Midline Club, parks and other amenities.
Also in spring 2026, construction is planned to begin for Midline’s first major amenity, The Midline Club, located across the street from the Model Home Row.
Planned to open in summer 2027, The Midline Club will have mid-century architecture surrounded by native landscaping. It will have an indoor event space with a covered terrace, a second-story fitness center for inspiring views, and a community room with remote working options. It will also have a large swimming pool with a sun shelf and splash pad, creative playgrounds to encourage discovery, an event lawn and seating areas.
Midline will add more parks as the community grows, with each home to be within one-third of a mile from one of three proposed community parks, offering amenities such as swimming pools, sports courts, playground and event lawns. Smaller neighborhood parks, ranging from one to three acres, will be within a quarter of a mile of each home, with features such as playgrounds and picnic areas with tables and pavilions.
