Brookfield Residential and CDC Houston, Inc. announce Midline, a 1,066-acre community at I-45 South and Bay Area Blvd.
Brookfield Residential and CDC Houston, Inc. have announced Midline, a 1,066-acre planned community to be developed on a rare large piece of open land in Southeast Houston, about 20 miles south of downtown Houston and 20 miles north of Galveston Bay.
Located just west of I-45 South, between El Dorado Boulevard and Grissom Road, Midline will have 2,800 single-family homes and recreational amenities including The Midline Club and a community-spanning trail called The Line.
All homes in the community will be located in the highly regarded Clear Creek Independent School District.
Midline is bisected by FM 528, with the slightly larger section north of FM 528 located in the City of Houston’s extraterritorial jurisdiction. The area south of FM 528 is part of League City.

The first phase of Midline, located between W. Bay Area Boulevard and FM 528, will have 271 single-family homes in six collections, with homesites ranging from 40 to 70 feet wide. The first homebuilders and anticipated pricing for the first phase will be announced this summer.
A grand opening for the Model Home Row and Welcome Center is planned for the first half of 2026.
Midline has an innovative vision for its amenities, lifestyle and new homes.
The Midline Club, the flagship amenity for the first phase, will have mid-century architecture surrounded by native landscaping. It will have an indoor event space with a covered terrace, a second-story fitness center for inspiring views, and a community room with remote working options.
Planned to open in summer 2027, The Midline Club will also have a large swimming pool with a sun shelf and splash pad, creative playgrounds to encourage discovery, an event lawn and seating areas.
Another signature amenity will be The Line, a trail running the entire length of the community, connecting homes with The Midline Club, parks and other amenities. With its 15 nodes, or secondary trail extensions, The Line will be part of an overall trail network that extends for 14 miles.
Midline’s parks are envisioned as a “necklace” encircling the community and strung together by The Line and its nodes.
Each home will be within one-third of a mile from one of three proposed community parks, offering amenities such as swimming pools, sports courts, playground and event lawns. Smaller neighborhood parks, ranging from one to three acres, will be within a quarter of a mile of each home, with features such as playgrounds and picnic areas with tables and pavilions.
“Connectivity and engagement are important ingredients in our formula for creating vibrant, sustainable planned communities,” said McCafferty. “For Midline, because there is already such a strong sense of community in the surrounding area, we have reimagined a series of smaller connected amenities, woven together by The Line and shared by all residents.”
Parks and other common areas will reflect Midline’s commitment to using a palette of native coastal prairie species, selected for their natural beauty as well as their low maintenance requirements.
Midline will partner with Cohere to manage its community life and HOA governance, with a Community Engagement Director who will plan an active lineup of events and activities for residents.
Midline will also have a fresh approach to new homes, with a variety of architectural styles and lot sizes, blended to create interesting streetscapes and a strong sense of place.
