First-Time Homebuyer Guide: New Homes Near Houston

If you're a first-time homebuyer in the Houston area, the move from renting to owning a new home comes down to four questions: what monthly payment you're comfortable with, how much cash you need at closing, which builder fits your budget, and whether to build or buy a home that's move-in ready. Here's how each one plays out at Midline, in Webster, TX, right next door to League City.

Most people start this search the same way, scrolling listings on a lunch break and doing rough math against the rent check while quietly wondering whether owning is actually within reach. This guide is meant to close some of that gap before you ever walk into a model home.

Start with the payment, not the house

Our honest advice is to talk to a lender before you tour anything. Model homes are built to make you fall for them (that's their job), and it's much more fun to fall for one when you already know the number you're working with.

A pre-approval tells you the loan amount you qualify for, the rate you're likely to get, and roughly what you'll pay each month once property taxes and insurance are folded in. That last piece is where online estimates go wrong most often. A mortgage calculator running on national defaults can underestimate the tax line on a Texas home, so ask your lender to use the actual combined rate for the address you're considering.

When you set that payment next to your rent, compare like with like. Rent tends to cover repairs, and sometimes water and trash. When you own, those bills are yours, and so is the equity you build every time you pay down the loan.

How much cash do you actually need?

Less than most renters assume. Twenty percent down is the line where you stop paying mortgage insurance on a conventional loan, not the price of admission. FHA loans allow as little as 3.5 percent down for qualified buyers, and some conventional programs aimed at first-time buyers go as low as 3 percent. If you've served, a VA loan can take the down payment to zero.

The down payment isn't the only check you'll write, though. Closing costs, the lender fees, title work and prepaid escrow that come due at the table, usually add a few percent of the price on top, and that's where state assistance programs and builder incentives do the most good.

Texas programs worth asking about

The Texas Department of Housing and Community Affairs runs My First Texas Home, which offers up to 5 percent of the loan in down payment and closing cost assistance for first-time buyers and qualified veterans. You'll need a credit score of at least 620, a homebuyer education course, and a TDHCA-approved loan officer, and both your income and the home's price have to fall within county limits. Its companion program, My Choice Texas Home, extends similar help to buyers who've owned before.

The Texas State Affordable Housing Corporation (TSAHC) offers two more: Home Sweet Texas, and Homes for Texas Heroes for teachers, first responders, veterans and other eligible professions. Both programs set income limits by county, and neither is limited to first-time buyers.

Neither agency lends money directly. You apply through a participating lender, so ask every loan officer you talk to whether they're approved for these programs, and check the current limits on each agency's site before you count on the help.

What a first home at Midline looks like

Two of our builders offer homes starting from the low $400s. Highland Homes offers plans from about 1,800 square feet, and Brookfield Residential starts at about 2,000 square feet.

If you'd like to move in sooner, start with the move-in ready list, where each home shows its builder, plan, square footage and price. Homes are added and sold often, so check the homefinder for what's available right now.

Perry Homes offers homes starting from the mid $500s and Toll Brothers in the high $600s. Those may sit outside a first budget, and they're worth a walk-through anyway, since a model home is the quickest way to learn which upgrades you'd actually miss. For a side-by-side look at each company, see our guide to Midline's builders.

Price is only half the math. The other half is where the home sits. When you run your numbers, run your commute too. If a closer address trims even 20 minutes off each drive, that's more than three hours a week back in your pocket, which is a cost a cheaper house farther out never shows on its price tag. Our location page shows how far Midline sits from downtown Houston, Hobby Airport and Galveston Bay.

Build it, or buy it ready?

A move-in ready home is already built, or close to it, so what you see is what you're paying for and closing can line up with the end of a lease. Building from a plan lets you choose the homesite and the finishes yourself, and it buys you a few extra months to keep saving while the house goes up.

If your lease ends soon, start with the move-in ready list. If you have more runway, building gives you more say, as long as your landlord will go month to month if construction runs a little long.

Builder incentives and rate buydowns

Builders often help with closing costs or pay to lower your interest rate, usually when you finance through their preferred lender. In a rate buydown, the builder pays the lender up front so your rate (and your payment) comes down, either for the first year or two, which is a temporary buydown, or for the life of the loan, which is a permanent one.

Offers change month to month and differ by builder and home, so ask each sales counselor what's current and get the terms in writing. Then, compare full loan estimates side by side. A preferred-lender incentive can be worth more than a slightly lower rate somewhere else, or less, and the paperwork is the only place you'll find out which.

From first visit to keys

  1. Stop by the Welcome Center at 18118 Midline Landing Trail. It's open seven days a week, and our team can give you an overview of every builder, including price ranges, before you head into the model homes. If you're working with a real estate agent, bring them along.
  2. Get pre-approved if you haven't already, and ask about TDHCA and TSAHC programs while you're at it.
  3. Choose your builder and your home or homesite. Your purchase agreement is with the builder, so read their warranty terms before you sign.
  4. Hire your own inspector. Even on a brand-new home, a second set of eyes before drywall and again before closing is money well spent.
  5. Close and get your keys. Then add one more item to the unpacking list: the Texas homestead exemption. Filing it with the appraisal district shields a portion of your home's value from school district taxes, and for a first-time owner it's one of the easiest wins in the whole process.

Why the school district matters for every buyer

Midline is zoned to Clear Creek ISD, which Niche rates an A. The campus-by-campus details live on our schools page. If school doesn't figure into your plans right now, it's still worth knowing, since the district is one of the first things buyers in this area ask about, including whoever buys from you someday.

FAQs

Is Midline in League City?

Midline's address is Webster, TX, which borders League City. Part of League City is also zoned to Clear Creek ISD, so if you've been shopping there, you can stay in the same school district here.

Can I use Texas down payment assistance on a new construction home?

It depends on the program and the home. TDHCA and TSAHC assistance is tied to your loan, your income and the home's price, so ask a participating lender to confirm that the new home you're considering qualifies before you sign a purchase agreement.

How much does a home at Midline cost?

Homes at Midline start from the low $400s with Highland Homes and Brookfield Residential. Prices change with each release, so the homes page is the place to check what's available right now.

Your next step

Reading about a first home only gets you so far. Walking through one, opening the pantry, and picturing your couch against the living room wall gets you much further, and it usually answers questions you didn't know to ask.

Stop by the Welcome Center, open seven days a week, where our team can tell you about the community, its amenities, and the surrounding area, then tour model homes and see how each floor plan feels in person.
