Midline celebrates grand opening amid strong early sales

Midline celebrated our grand opening in late April with three festive events, inviting homebuyers, real estate agents, and industry insiders to celebrate the unveiling of six model homes and the Midline Welcome Center.

Visitors also got to see the start of our first major amenity, The Midline Club, under development across the street from our Model Home Row and opening in summer 2027. The club’s large parking lot was already complete, providing ample parking for guests and festivities.

The first section of The Line, a 14-mile trail that will run throughout our 1,066-acre community, was also complete, offering visitors a glimpse of Midline’s vision for an active and connected lifestyle.

More than 1,800 people visited over the course of the long grand opening weekend, including more than 200 real estate agents and over 100 building, construction and engineering professionals who helped make Midline a reality. An estimated 1,500 people came to the public event, where festivities included live music, refreshments and face painting.

Midline is off to a strong start, with more than 80 new homes sold by the first week in May. Most homebuyers have been local families from the Houston area, and Midline has also attracted people relocating from California, Florida and several Texas cities.

“The interest has been great, definitely beyond where our expectations were,” Matt McCafferty, senior vice president of operations for Brookfield Residential, told the Houston Business Journal.

He credited Midline’s location near I-45 South and FM 528 – neighboring Baybrook Mall – as a major factor in the community’s early success.

“Typically, you have to wait – sometimes quite a long time – for your grocery store and all your entertainment and shopping to be built. At Midline, it’s all already here,” McCafferty said.

Midline offers new homes priced from the $400,000s to over $1 million by Brookfield Residential, Highland Homes, Perry Homes and Toll Brothers. Brookfield Residential has three new model homes open, with the other builders showcasing one model each.
